The Salt Lake City office of CBRE announced a major renovation of the 257 Tower in downtown Salt Lake City.
The 13-story office building is currently undergoing an extensive remodel of the front entry plaza. The redesigned pedestrian entrance will include new stairs, benches, and structured canopies with night-time illumination. In addition, the exterior of the building is being cleaned and repainted. Renovations will also include updates to common areas and restrooms on the five top floors of the building, which total 100,000 square feet. The remodel is in progress and will be complete this month. Method Studio is the architect and Layton Construction will oversee renovation construction.
“The redesign of the 257 Tower represents a significant investment by the owner, Nearon Enterprises. The end result will make the building more attractive to office tenants by providing a modern finish and an inviting entry into the building,” said Eric Smith, first vice president at CBRE and leasing broker for the 257 Tower. “This building is within two blocks of Main Street and City Creek Center and is within easy walking distance of two TRAX light rail stops, the City-County Building and the Matheson Court House. More than 100,000 square feet of office space will be available for lease following the renovation at the end of the year.”
Built in 1985, the 257 Tower is a reinforced concrete frame building with an Energy Star rating. The floor plates are 20,000 square feet. There is a restaurant within the building and a fitness center that is available to building tenants on a 24/7 basis. There are four levels of parking under the building and three levels in an attached garage. The parking ratio is three spaces per 1,000 employees with a total of 760 spaces
Currently, there are 20 tenants that occupy the 257 Tower. The tenants represent diverse business interests, including: law firms, environmental consultants, medical software and civil engineers. CBRE is the exclusive listing agent and property manager for the building. The building was also awarded The Office Building of the Year (TOBY) award in 2010 by BOMA Utah.
